Luxury Real Estate news:<\/a><\/strong><\/em> Ian Schrager,\u00a0an American entrepreneur, hotelier and real estate developer, often associated with co-creating the Boutique Hotel<\/a><\/strong> category of accommodation, just updated his architecture portfolio<\/a><\/strong>\u2026in a big way! Ian Schrager has a long list of New York real estate hits, from Studio 54 to Morgans hotel to the 40 Bond condominium. Now he\u2019s hoping to do it again, but this time in the West Village, with a new blocklong condominium at the edge of the Hudson River, and for that he added\u00a0Herzog & de Meuron<\/a><\/strong> as his main partner!<\/p>\n

The building, 160 Leroy, will rise along the West Side Highway, between Clarkson and Leroy Streets, a once slightly grittier section of the sought-after neighborhood that was home to a carwash, auto repair shops and a strip club.\u00a0\u201cIt was three separate sites, and it was a nightmare putting it together,\u201d said Mr. Schrager, who initially owned just one site with Ares Management. After a year and a half of negotiations, the owners of the other two parcels,\u00a0Weinberg Properties and William Gottlieb Real Estate, joined the project as partners.<\/p>\n

Though Ian Schrager<\/strong>\u2018s condos on the Hudson River have been in the works for some time now, few details have been available: we knew they were being designed by starchitecture firm Herzog & de Meuron<\/strong>; that the address changed\u00a0from 357 West Street to 160 Leroy Street<\/strong>; and that residents would have 50\u00a0<\/strong>pricey condos to choose from. More details on this luxury rea estate,\u00a0including the fact that the sales gallery<\/strong> is now open to prospective buyers. But those buyers will need to pony up plenty of cash: one-bedrooms begin at $2.6 million<\/strong>. There\u2019s also a \u201c12,000-square-foot penthouse<\/strong> with about 7,500 square feet of outdoor space and a private pool,\u201d though Schrager remained mum<\/strong> on how much that one will cost.<\/p>\n

The number of units has been bumped down to a modest 49, and will rise 15 stories<\/strong> over the Hudson River. As seen in the rendering above, Herzog & de Meuron\u2019s curved building<\/strong> remains much the same as the older renderings, and will feature floor-to-ceiling windows<\/strong> that will \u201cimprove sightlines and offer views in more directions,\u201d according to the firm. The building will also have a 9,750-square-foot courtyard<\/strong>, designed by Madison Cox Associates; it\u2019s all expected to be completed in 2016<\/strong>.<\/p>\n
